Mission Boulevard

Hayward, CA

The second phase of Hayward’s Mission Boulevard Corridor Improvement Project transformed a 1.4-mile stretch of congested roadway into a vibrant, multimodal corridor. Designed in collaboration with BKF Engineers and guided by the City’s Complete Streets Initiative, the project features protected Class IV bike lanes, widened sidewalks, stormwater infrastructure, and undergrounded utilities framed by layered landscaping that brings the City’s “Green Street” vision to life.

As landscape architect, GATES also helped reimagine the Blanche Gateway Plaza with community-informed seating and a new monument sign, creating a welcoming southern entry to the city. Together, these improvements promote safety, sustainability, and a more inviting public realm.

This project was completed in 2020.

Key Considerations

Sustainable Infrastructure Solutions

A continuous 12-inch cement-treated base (CTB) beneath the boulevard blocked water infiltration and posed a costly removal challenge. Instead of excavating, the team drilled through the CTB and installed gravel sumps at tree locations, allowing drainage while avoiding waste and extra costs.

Supporting Citywide Green Goals

The design aligns with Hayward’s Complete Streets and Green Street policies, incorporating ReScape principles such as recycled materials, low-water native planting, efficient irrigation, and habitat-supportive landscapes to reduce environmental impact and enhance corridor ecology.
